My housemate who I’ve been living for a year just contacted genital warts. Although it is VERY unlikely you will contract HPV from your roommate, HPV is a much stronger virus than HIV and some others. 1) actually no – you can only get HPV virus that causes genital warts only if you will have sex with her!

I go to the landry mat outside for years. Thousand if not millions people use it (i’m not proud of it), no warts at all. So you are pretty safe.
If you sleep with your housemate or anything like that, get tested or use protection. Don’t touch anything with bodily flood on it or saliva. Use rubber glove (latex or think rubber glove) when handling things that you don’t know. Use alcohol to clean surfaces if you are really freaked out.
